Are you getting ready to buy or sell your own home and think that you can do it on your own? If so, it can help to know some of the perks that come along with using a real estate agent for either part of the process.

Buying Benefits

As a buyer, it's easy to assume that you can search for a home online on your own since many of the tools for finding homes are at your disposal. However, the problem comes when you want to tour a home that doesn't have an open house. You often have to go through the seller's agent, which may be harder to do on the spur of the moment.

Even if you don't want help finding a home, you're going to likely want help making an offer to the seller. By working with a real estate agent the entire time, you'll know that you found an agent that you like and want to work with through the entire process.

Of course, using a real estate agent is going to be completely free for you to use as a buyer. You end up putting yourself at a disadvantage by doing it alone because you lack the help of someone guiding you through the process with experience in things like negotiating a sales price and concessions.

Selling Benefits

While using a real estate agent to sell your home does cost money, you'll easily make that money back in other ways. This can be due to not having to pay for all of the expenses to list your home, including things like creating the photography needed for the listing. You'll also not have to manage showings by letting people into your home, which can happen at the most inconvenient times while you are working. Your real estate agent will handle all those showings for you.

You can also sell your home faster with an agent that is motivated to sell. Since they make a commission on the sale, they are going to do what it takes to find a buyer that wants your home. This can be with competitive pricing, advertising, and even through word of mouth with other real estate agents. Every day that you don't sell your home is just more time paying property taxes and utilities on an empty house, so it is in your best interest to sell sooner rather than later.
